Jeonse (Korean lump-sum deposit lease)

Jeonse is a uniquely Korean housing lease system in which, instead of paying monthly rent, a tenant hands the landlord a very large lump-sum deposit, often a huge portion of the home's value, and lives there rent-free for the contract period (usually about two years). When the lease ends, the full deposit is returned. The landlord profits by investing or earning interest on that big deposit, while the tenant avoids monthly rent. It's a system rarely found outside Korea, so foreigners are often surprised by the idea of paying tens of thousands of dollars upfront and getting it all back later. Alongside jeonse, there's also "wolse," the more familiar monthly-rent model.
전세는 한국 특유의 주택 임대 방식으로, 매달 월세를 내는 대신 세입자가 집주인에게 아주 큰 목돈(보증금)을, 흔히 집값의 상당 부분을 맡기고 계약 기간(보통 약 2년) 동안 월세 없이 사는 제도다. 계약이 끝나면 보증금 전액을돌려받는다. 집주인은 그 큰 보증금을 투자하거나 이자를 얻어 이익을 보고, 세입자는 매달 나가는 월세를 피할 수 있다. 한국 밖에서는 보기 드문 제도라, 외국인은 수천만 원을 미리 맡겼다가 나중에 전부 돌려받는다는 개념을 신기해하곤 한다. 전세와 함께, 더 익숙한 방식인 월세(매달 임대료를 내는 방식)도 있다. 예문: - 이 집 전세야 월세야? ("Is this place jeonse or monthly rent?") - 전세 보증금 돌려받고 이사 가려고. ("I'm getting my jeonse deposit back and moving out.")
